    Buying a home in Florida is exciting, but do not let the excitement distract you from the electrical system. Hidden issues can cost thousands.

    Check the Panel Brand

    If the home has a Federal Pacific or Zinsco panel, budget for replacement. These panels have known safety defects and may affect insurance.

    Check the Service Capacity

    A 100-amp service may be insufficient for modern needs. If you plan to add an EV charger, generator, or pool, a 200-amp service upgrade may be needed.

    Check the Wiring Type

    Aluminum wiring (1960s-1970s) and knob-and-tube wiring (pre-1950s) require remediation. Copper wiring is the modern standard.

    Check for GFCI and AFCI

    Missing GFCI in kitchens and bathrooms, and missing AFCI in bedrooms, indicate the electrical system is not up to modern code.

    Get a Dedicated Electrical Inspection

    A general home inspection is not enough. Hire a licensed electrician for a detailed evaluation before closing.
